Commercial leasing · Canada

The desk that prospects while you're out showing space.

Lease expiries surface the calls to make. An AI line answers the ones that come in. Everything else — tours, LOIs, offers, commission splits — stays on the deal.

The Follow-ups screen: deals past due, due in the next two weeks, and a lease expiry 81 days out
Monday morning: who to call this week, and the lease that ends in 81 days — whether or not a deal has started.

Between the enterprise platform and the generic CRM

Enterprise CRE platforms are priced for national brokerages. Generic CRMs don't know what a square foot or a co-broke split is. Frontage sits exactly in between: one broker's whole leasing desk, priced for one broker.

Never miss an expiry

Your next deal is already in someone's lease book. Frontage reads yours and tells you who to call.

Import the list you already keep

Bring your expiry spreadsheet as it is. Frontage reads the headers, shows you the mapping, and saves nothing until you say so. Estimated dates count too, and are labelled as estimates.

See who's up in 90 days

Expiries surface at the months you choose — 3, 6, 9, 12, 18 — by email and on the Follow-ups queue, each milestone once. Renewed, expired or terminated takes a lease out of the sweep.

One click starts the pursuit

A lease becomes a deal with the tenant, the premises and the date already on it. Tours, offers, the LOI and the split live there until it closes — and closing writes the new lease back.

The line that answers when you can't

A Frontage number you forward your published line to. It answers from your own available listings, takes the requirement, and has the enquiry waiting on a deal when you're back in the car.

AssistantThanks for calling the office of Dana Keller. This call is recorded. You've reached the AI assistant for Dana Keller at Keller Commercial Realty. How can I help?
CallerHi, this is Theo Marsh at Boreal Cold Chain. We're looking for about twenty to thirty thousand square feet in Etobicoke or Vaughan with docks and clear height for November. Do you have anything coming up?
AssistantCertainly. I'll check what's on the books… I do have one that fits. 400 Carlingview Drive in Toronto, Unit 6 has a thirty-two-foot clear height. It's twenty-six thousand square feet, sixteen dollars and twenty-five cents per square foot net plus four dollars and fifty cents additional rent. Available November 2026, suited to warehouse, racked, twelve dock doors and two drive-in doors. Want me to set up a viewing or have the broker give you a call?
CallerYeah, that sounds in the ballpark. Could we look at it next Tuesday morning?
AssistantSure, checking that now… Noted. Dana Keller will confirm a time with you. Anything else?
CallerNo, that's it. You can reach me at four one six, five five five, zero one seven seven. Thanks, goodbye.
AssistantThanks, Theo. I've got your number as four one six, five five five, zero one seven seven, and Dana Keller will confirm a time with you. Goodbye.

After the call: a text to Dana, Theo as a contact with his requirement, a prospect deal with the viewing request, the recording and this transcript in call history, and a follow-up email the next morning with talking points for the call back. The caller in this recording was played by an AI prospect so we could publish it; the assistant's side is exactly what a real caller hears.

  • Quotes only what is on your available listings — never a number it wasn't given
  • Takes messages and viewing requests, in English or French
  • Texts you within a minute with who called and the next step; the follow-up lands in your inbox the next morning with suggested talking points
  • Every call recorded, transcribed and summarised, in your call history
  • You choose what it may say about rent — or whether it discusses listings at all
  • Never discusses other clients, deals or commissions; offers a call back instead

The number is CA$5 a month. Answered calls are 17.0¢ a minute, prepaid; voicemail is free. On Pro and Team.

What your client sees

Pages on your name, your brokerage and your licence — not ours. Brokers buy things that make them look good.

A shortlist page a client opens without signing in: three spaces side by side, with buttons to say they're interested, ask a question or book a tour
A shortlist they open from a link. No sign-in. They can say they're interested, ask a question or book a tour, and the answer lands on the deal.
Three landlord offers ranked by net effective rent on one basis, with the best marked
Offers compared on one basis. Net effective rent with the maths shown, sent to the client as a page rather than rebuilt in a spreadsheet.

Tour book

The day's stops in route order, with why each building is on the list, as a document the client keeps.

LOIs on your licence

Letters of intent and proposals filled from the deal and your registration details; anything unfilled prints as a visible blank, never template code.

Owner reports

The activity report a landlord asks for before renewing your listing — tours, offers and enquiries counted per building.

Your email, on your deals

An address of your own on Frontage's broker domain, so client correspondence is logged where you work.

[email protected]

Choose your address and Frontage creates the mailbox. It's the address on your shared pages and your documents, and what comes in is filed against the client's open deal.

Replies come back to the deal

A client answering a shortlist, a landlord's response to an LOI, a call the assistant took — each one is a line on the deal's history, not a search through your inbox.

Your own flows, too

Push email, calls and meetings from Outlook, Gmail, Power Automate or Zapier with an API key. Anything Frontage can't match to a live deal waits for you to file it, rather than guessing.

Security, and where your data lives

Your client book is the business. This is how it's kept.

In Canada

Hosted in Microsoft Azure's Canadian regions, on a database in Canada. Call audio is transcribed by a service that may process it outside Canada; everything else stays.

Encrypted

TLS in transit and encrypted storage at rest. Credentials you connect are stored encrypted per broker and are never shareable, even inside a team.

Two-factor sign-in

A second code by email or text, opt-in, and never switched on until a code has actually reached you. Sign-in attempts are rate-limited.

Sessions that can't be lifted

The session lives in an HttpOnly cookie with CSRF protection; there is no token in the browser for a script to read.

Recordings kept private

Call recordings sit in private storage and are only ever streamed to you, signed in. There is no public link to a recording.

CASL, per contact

Consent recorded on every contact with its basis and date, whether it still holds computed on the day, and one-click unsubscribe on anything Frontage sends.

Yours to take or delete

Export everything as JSON or CSV at any time. Delete your account and every record goes with it, audit trail included.

Every action logged

Sign-ins, exports, shares and deletions leave an audit entry, so what happened to a record is a question with an answer.

Who runs it

Frontage is built and operated by SMARTSOL LIMITED, Toronto. Card statements read SMARTSOL* FRONTAGE.

The AI proposes. You send.

Grounded in your own deals, listings and history, and never a word goes out without you.

Ask your book a question

"Leases over 20,000 SF ending before March" — the database does the filtering, the model words the answer, and you see the filters it used.

Drafts from the deal

Outreach, call topics, LOIs and a summary of everything said so far, from what's already on the record.

Market briefs

A digest on your schedule, tuned to your markets and asset classes, with your own tenants' news first.

An AI action is one piece of work the model does for you: a draft, a summary, a question, one step of the phone assistant's reasoning. Pro includes 1,000 a month; at the limit those features pause until the period rolls over, and nothing else stops.

How it answers

Team is Pro for a group of brokers who share a book and default splits — a seat each. Prices are in Canadian dollars; tax is added at checkout. Upgrade or cancel yourself at any time, and if you cancel you keep full access until the period you've paid for ends. The per-minute price is fixed, and any rise is announced 30 days ahead.

Questions brokers ask

What happens to my data if I cancel?

You keep full access until the paid period ends, then the account drops to Starter with everything still in it. Export it as JSON or CSV whenever you like, or delete the account and every record goes with it.

Does the AI learn from my book?

No. Your deals, leases and calls are used only to answer you, in the moment. They are not used to train any model, and the phone assistant is told to treat what callers say as information, never as instructions.

Who charges my card, and what does the statement say?

SMARTSOL LIMITED, the Toronto company that builds and operates Frontage, through Stripe. Your statement reads SMARTSOL* FRONTAGE. Receipts and the billing portal come from Stripe.

What does the phone number really cost?

CA$5 a month for the number and 17.0¢ per started minute for calls the assistant answers, from a prepaid balance. Voicemail is free, calls under ten seconds are free, and the text you get after a call is charged at what it costs us, about two cents. A monthly bill shows every call.

Can my team use it?

Yes. Create a team, add brokers by the email they signed up with, share a book of business and set default commission splits that any deal can override. Team is a Pro seat per broker.

Is it available in French?

The site is, and the phone assistant answers in French or English, matching the caller. The app's screens are in English today; French screens are on the way.

Where do I get help?

A help centre inside the app and support tickets that reach a person, on every plan. Pro adds email support.

Does it work on my phone?

Frontage is a web app and works in a phone browser — the call history, follow-ups and the deal page are usable between showings. A dedicated mobile app isn't here yet.
